All furnishings (e.g. fitted kitchen) that are in the apartment at the beginning of a tenancy are considered to be rented as well.
The tenant can use these things and the wear and tear is compensated by paying the rent. The landlord is responsible for necessary repairs and renewals and must bear the costs. The landlord may not take away these furnishings or exchange them for inferior items in the event of necessary repairs and renewals.
However, the tenant is responsible for intentional or careless damage. However, this is usually difficult to prove.
